How many does the home sleep? <11*>
We are licensed for maximum 12 guests, accepting maximum 11.  *11th guest charged at +$25 / £19 per night including taxes - 11th guest accommodated on a sofabed in upstairs open plan den.  We have 2 travel cribs (cots) for babies.
How far is Brightwater Villa from Disney World? <7.8 miles>
7.8 miles (12.5 km) from the home to Disney World Welcome Arch. Our suggested route Poinciana Boulevard supplied with your driving directions cuts out a few junctions and traffic lights.
Sea World 11.2 miles (18 km)
Universal 15 miles (24 km)
Orlando International Airport MCO 19 miles (30km)
I am unsure about booking direct.   How can you prove you are genuine?

Is there a supermarket near the home? <yes>
We are conveniently situated for a 24 hour Super Walmart with pharmacy and Chick-fil-A in parking lot.
Are there restaurants and shops nearby? <yes>
Just a few! Highway 192 has a vast choice of restaurants. We like Outback and Olive Garden.
Perkins and IHOP are good for breakfast on the way to the parks, at Poinciana Boulevard junction with 192. There are many shopping malls with top brand name goods at bargain prices in Kissimmee and surrounding areas.
Is there anyone to help us if we have a problem? <yes>
Yes. We have a great friendly and efficient local management company. They will be pleased to help with anything you may need during your stay. Normal working hours 8am - 5pm, with out of hours emergency oncall.
What happens if we accidently break something?
Most things can be replaced from Walmart, but if there is a problem please let us know, we know accidents happen.
Is there air conditioning in the house? <yes>
Yes we have full aircon. The recommended cool temperature setting is between 76 and 78 degrees fahrenheit. Please do not set below 75 degrees. Please do not leave patio doors or windows open.
Is there a fully equipped kitchen? <yes>
Yes we have a full set of appliances and utensils.
Do we need to bring towels or bedding? <no>
No. We have towels in all bathrooms and plenty of spares in the downstairs master bathroom closet - including pool towels, and ample bedding for all rooms.
Is there a telephone in the house? <yes>
Yes. Calls to USA, Canada, and Europe are provided free of charge. Unlimited to USA and Canada. We have a fair usage policy for European calls - 2 hours per week. When phoning Europe use 011 international prefix; country code; omit leading zero from area code.
Is there internet access in the house? <yes>
Yes we have WiFi. Code provided with arrival documents.
Is there a safe provided? <yes>
Yes. It can be locked with a key and/or combination. Please refer to home information book before use.
Are pets allowed in the house? <no>
No, much as we love animals I am afraid we are unable to allow pets in our home.
Is smoking allowed in the house? <no>
No. You may, however, smoke considerately on the pool deck.
Is a maid service available? <yes>
Yes. Please ask our management company to discuss the options with no obligation.
What is a lanai?
A lanai is a covered patio area, ours has an eating area and a hot tub.
Do we pay extra for the hot tub? <no>
No. Please do not unplug the hot tub which cycles twice daily. Keep the cover on when not in use. Turn off grey jet knobs when you finish your session.
Do we need to look after the pool?
Just use the pool blanket provided if the heating is in use to minimise heat loss overnight and ensure a warm pool whenever you need it. Our pool technician services and balances chemicals weekly for pool and hot tub.
Please do not take glasses onto the pool deck. We provide plenty of plastic glasses.
We don't know if we want pool heat - can we change our minds? <yes>
Yes. We are flexible with pool heat. Our management company can turn on or off as required. You can pay locally. If you pay in advance we will refund off days with security deposit.
Is there a parkrun nearby? <33 miles>
Clermont waterfront. 7:30am start, occasionally cancelled if other event using course, check website - http://www.parkrun.us/clermontwaterfront/

What should we do when we check out?
We would be very grateful if you would put all dirty bedding and towels by the washing machine and start the first load and put any dirty plates etc in the dishwasher. Please put home keys in the lockbox, and entry gate fobs in return box by exit gate.
